SUBSTITUTE TRUSTEE’S NOTICE OF FORECLOSURE SALE
Default having been made in the terms, conditions and payments provided in a certain Deed of Trust, dated November 1, 2018, executed by Michael Holder and wife, Kimberly Curl Holder to Martin Haggard, Jr., Trustee, of record in Record Book 198, Page 877, in the Register’s Office for Lewis County, Tennessee, and to W. Andrew Yarbrough, appointed as Substitute Trustee in an instrument of record of record in Record 209, Page 708 in the Register’s Office of Lewis County, Tennessee, to secure the indebtedness described, the entire indebtedness having been declared due and payable as provided in said Deed of Trust, I, W. Andrew Yarbrough, as Substitute Trustee, will by virtue of the power and authority vested in me as Substitute Trustee, on the 26th day of February, 2021 at 10:00 A.M., at the EAST DOOR OF THE COURTHOUSE, LEWIS COUNTY, TENNESSEE, sell to the highest bidder for cash, free from all legal and equitable rights of redemption, homestead and dower, rights by virtue of marriage, and all other exemptions of every kind, which are expressly waived, and subject to any unpaid taxes, if any, the following described property, to wit:
Being and lying in the Third (3rd) Civil District of Lewis County, Tennessee, and being more particularly described as follows, to-wit:
Land in Lewis County, Tennessee, being Lot No. 5, Block A, on the Plan of Lawn Haven Subdivision as record in Mortgage Book 19, Page 472, Register’s Office of Lewis County, Tennessee, to which plan reference is here made for a more complete description.
This being the real property conveyed to Kimberly Curl Holder, by deed of Bruce Cotton and wife, Glenda Curl Cotton, dated November 8, 2017, of record in Record Book 188, Page 313, Register’s Office of Lewis County, Tennessee.
The sale of said property shall be subject to any and all unpaid taxes and assessments, together with interest and penalty, if any, and any and all other prior easements, restrictions, encumbrances, or liens of any nature.
THIS IS AN ATTEMPT TO COLLECT A DEBT. ANY INFORMATION OBTAINED WILL BE USED FOR THAT PURPOSE.

NOTICE TO CREDITORS
Case number 2021-PR-5. Estate of Willie Ann Anderson, deceased.
Notice is hereby given that on the 29th day of January, 2021, Letters Testamentary in respect of the estate of Willie Ann Anderson, who died December 27, 2020, were issued to the undersigned by the Chancery Court of Lewis County, Tennessee. All persons, resident and non-resident, having claims, matured or unmatured, against the estate are required to file the same with the clerk of the above-named court on or before the earlier of the dates prescribed in (1) or (2), otherwise their claims will be forever barred.
(1) (A) Four (4) months from the date of the first publication of this notice if the creditor received an actual copy of this Notice to Creditors at least sixty (60) days before the date that is four (4) months from the date of the first publication; or
(B) Sixty (60) days from the date the creditor received an actual copy of the Notice to Creditors if the creditor received the copy of the notice less than sixty (60) days prior to the date that is four (4) months from the date of the first publication as described in (1)(A); or
(2) Twelve (12) months from the decedent’s date of death.
All persons indebted to the above estate must come forward and make proper settlement with the undersigned at once.
