WHEREAS, default has occurred in the performance of the covenants, terms, and conditions of a Deed of Trust Note dated November 18, 2019, and the Deed of Trust of even date securing the same, recorded November 20, 2019, in Book No. 209, at Page 720, in Office of the Register of Deeds for Lewis County, Tennessee, executed by Amanda L Warman, conveying certain property therein described to Fidelity National Title Insurance Company as Trustee for Mortgage Electronic Registration Systems, Inc., as beneficiary, as nominee for CrossCountry Mortgage, LLC, its successors and assigns; and the undersigned, Wilson & Associates, P.L.L.C., having been appointed Successor Trustee by PennyMac Loan Services, LLC.

NOW, THEREFORE, notice is hereby given that the entire indebtedness has been declared due and payable; and that an agent of Wilson & Associates, P.L.L.C., as Successor Trustee, by virtue of the power, duty, and authority vested in and imposed upon said Successor Trustee, by PennyMac Loan Services, LLC, will, on March 9, 2023 on or about 11:00 AM, at the At the Lewis County Courthouse 110 North Park Street, Hohenwald, TN 38462, offer for sale certain property hereinafter described to the highest bidder FOR certified funds paid at the conclusion of the sale, or credit bid from a bank or other lending entity pre-approved by the successor trustee. Located in the Third (3rd) Civil District of Lewis County, Tennessee, mere particularly described as follows: Beginning at an iron pin and fence post corner, the southeast corner of a tract of land conveyed to Key Land Management Group, Inc. by deed of Walter Darden, et ux. dated March 13, 1987, of record in Deed Book A-38 at page 192, ROLCT; thence north 80 deg. 11’ 45” west 340.20 feet to an iron pin in the eastern right-of-way of Indian Creek road; thence with the eastern right-of-way of Indian Creek Road, the following courses and distances: north 11 deg. 57’ 32” east 71 feet, north 19 deg. 16’ 20” east 87.61 feet to an iron pin, being the northwest corner of the tract herein conveyed; thence leaving Indian Creek Road south 76 deg. 41’ 24” east 327 feet to a point in the western boundary of entry no. 171 and being the northeast corner of the tract herein conveyed; thence with the western boundary of entry no. 171 south 11 deg. 9’ 42” east 137.4 feet to the point of beginning, containing 1.139 acre, more or less, according to survey of Braden D. Hinson dated October 28, 1987.
