NOTICE TO CREDITORS

Case number 2023-PR-38 in the matter of the estate of Verlin Rose George, deceased.

Notice is hereby given that on the 17th day of July 2023, Letters Testamentary in respect of the estate of Verlin Rose George, who died April 25, 2023, were issued to the undersigned by the Chancery Court of Lewis County, Tennessee. All persons, resident and non-resident, having claims, matured or unmatured, against the estate are required to file the same with the clerk of the above-named court on or before the earlier of the dates prescribed in (1) or (2), otherwise their claims will be forever barred.

(1) (A) Four (4) months from the date of the first publication of this notice if the creditor received an actual copy of this Notice to Creditors at least sixty (60) days before the date that is four (4) months from the date of the first publication; or


(B) Sixty (60) days from the date the creditor received an actual copy of the Notice to Creditors if the creditor received the copy of the notice less than sixty (60) days prior to the date that is four (4) months from the date of the first publication as described in (1)(A); or

(2) Twelve (12) months from the decedent’s date of death.

All persons indebted to the above estate must come forward and make proper settlement with the undersigned at once.

TRUSTEE’S SALE NOTICE

WHEREAS, on the 14th day of July, 2017, by deed of trust recorded in the Register’s Office of Lewis County, Tennessee, in Record Book 185, page 329, Angela Marie Satterfield, conveyed to William E. Bates, Trustee, the hereinafter described real estate to secure the payment of a note therein described; and


WHEREAS, default has been made in payment of said indebtedness and other provisions of the deed of trust have been violated, and the holder of said indebtedness has directed the Trustee to foreclose the deed of trust in accordance with the terms thereof; the public is, therefore, hereby notified that the undersigned Trustee will sell the hereinafter described real estate at public auction to the highest and best bidder for cash, THURSDAY, AUGUST 3, 2023, AT 2:00 P.M. AT THE EAST DOOR OF THE COURT HOUSE IN HOHENWALD, LEWIS COUNTY, TENNESSEE


The property to be sold is located in Lewis County, Tennessee, and is more particularly described as follows:

Being and lying in the Third (3rd) Civil District of Lewis County, Tennessee, and being more particularly described as follows, to-wit:

Beginning at a concrete marker in the north edge or margin of Fifth Southwest Street, the same being the southeast corner of property now owned by Charles Edwards and runs thence south 87 degrees 30 minutes east with the north edge or margin of said street 84 feet to a concrete marker, the same being the southwest corner of the property now owned by Lois Bastin; thence north 2 degrees 30 minutes east with her west boundary line 105 feet to a concrete marker; thence north 87 degrees 30 minutes west 84 feet to a concrete marker in the east boundary line of the Edwards property; thence south 2 degrees 30 minutes west with his west boundary line 105 feet to the point of beginning.

There is also conveyed herein a 1988 Kent mobile home, VIN: 56X143299, which is situated and permanently affixed to the soil.

Being the same property conveyed to Angela Marie Satterfield by warranty deed of Dennis Johnston dated March 23, 2017, recorded in Record Book 185, page 327, in the Register’s Office of Lewis County, Tennessee.

This property is an improved tract identified as control map 41E, group A, parcel 18.00, in the office of the Assessor of Property of Lewis County, Tennessee. The street address of the above-described property is believed to be 415 Fifth Avenue West, Hohenwald, Tennessee 38462; but such address is not part of the legal description of the property sold herein, and in the event of any discrepancy, the legal description herein shall control.

Pursuant to T.C.A. 35-5-104, other parties that may have an interest in the tract of land herein described are the following:

1. Lewis County Trustee through unpaid county taxes assessed as control map 41E, group A, parcel 18.00, for 2022 in the amount of $66.78, plus penalty and interest.

2. City of Hohenwald through unpaid city taxes assessed as control map 41E, group A, parcel 18.00, for 2022 in the amount of $42.56, plus penalty and interest.

3. Lewis County Solid Waste Department through unpaid solid waste fees assessed as control map 41E, group A, parcel 18.00 for 2022-23 in the amount of $140.00; for 2021-22 in the amount of $170.00; and for 2020-21 in the amount of $170.00.

4. Lewis County Clerk & Master through unpaid taxes assessed as control map 41E, group A, parcel 18.00 for 2020 county taxes in the amount of $149.26, plus penalty and interest; 2021 county taxes in the amount of $137.92, plus penalty and interest; and 2021 city taxes in the amount of $97.20, plus penalty and interest.

The sale will be made free from the equity of redemption, homestead, dower and all other rights and exemptions, which were expressly waived under said deed of trust.

Trustee will convey all his right, title and interest, but without warranties of title. The sale will be made subject to any and all encumbrances, including but not limited to unpaid taxes; and I will sell and convey as Trustee and not otherwise.

The sale held pursuant to this Notice may be rescinded at the Trustee’s option at any time. The right is reserved to adjourn the day of the sale to another day, time and place certain without further publication, upon announcement at the time and place for the sale set forth above.

NOTICE OF GRAND JURY

MEETING

“It is the duty of your Grand Jurors to investigate any public offense which they know or have reason to believe has been committed and which is triable or indictable in this county. Any person having knowledge or proof that such an offense has been committed may apply to testify before the Grand Jury subject to the provisions of Tennessee Code Annotates, 40-12-104.” The foreperson of this county is presently: Bobby Page, 2844 Buffalo Road, Hohenwald, Tennessee.

“The Grand Jury will meet on Monday, August 7, 2023 at 9:00 a.m. You may be prosecuted for perjury for any oral or written statement which you may make under oath to the Grand Jury, when you know the statement to be false, and when the statement touches on a matter material to the point in question.”

APRIL DAWN CALVERT you are hereby noticed that a lawsuit has been filed in the Lewis County Chancery Court seeking to terminate your parental rights relative to C. Calvert, a male child born on 11/25/2017.

It appears that ordinary process of law cannot be served upon you because your whereabouts are unknown. You are hereby ORDERED to serve upon Stacie Odeneal, Attorney for Petitioners, 411 W. Gaines St, P O Box 392, Lawrenceburg, Tennessee 36464, (931-762-4012), an Answer to the Petition for Termination of Parental Rights, within thirty (30) days of the last day of publication of this notice.
