TRUSTEE’S SALE NOTICE

WHEREAS, on the 1st day of October, 2021, by deed of trust recorded in the Register’s Office of Lewis County, Tennessee, in Book 237, page 165, Kristina Marie Reinhardt and Jeremy Scott Fullagar, conveyed to Assure Title and Escrow LLC., Trustee, the hereinafter described real estate to secure the payment of a note therein described; and

WHEREAS, by instrument recorded May 19, 2023, in Record Book 259, page 493, in the Register’s Office of Lewis County, Tennessee, the above mentioned deed of trust was assigned to Rob Inman, and vested with all the rights, powers and privileges of the original deed of trust; and

WHEREAS, default has been made in payment of said indebtedness and other provisions of the deed of trust have been violated, and the holder of said indebtedness has directed the Trustee to foreclose the deed of trust in accordance with the terms thereof; the public is, therefore, hereby notified that the undersigned Trustee will sell the hereinafter described real estate at public auction to the highest and best bidder for cash, Monday, November 20, 2023, AT 11:00 A.M. AT THE FRONT DOOR OF THE COURT HOUSE IN LEWIS COUNTY, TENNESSEE

The property to be sold is located in Lewis County, Tennessee, and is more particularly described as follows:

Situated in the Third (3rd) Civil District of Lewis County, Tennessee, and being more particularly described as follows: Being the North one-half of Lots Nos. 17 and 18 in Block No. 17 of the Town of New Switzerland, now Hohenwald, as shown by a map of record in Trust Deed Book A at Pages 324-325 (see also Plat Cabinet A, Slide 56) in the Lewis County, Tennessee Register of Deeds Office and described by metes and bounds as follows:

Beginning at a stake in South Pine Street, being the northwest corner of Lot No. 18 in Block No. 17 and running thence in an easterly direction with the north boundary line of Lots Nos. 17 and 18, 120 feet to a stake in the alley, the northeast corner of Lot No. 17; thence in a southerly direction with the east boundary of said Lot No. 17, 84 Feet and 10 ½ inches to a stake; thence in an easterly direction parallel with the north boundary of said lots Nos. 17 and 18, 120 feet to a stake in South Pine Street and the west boundary of Lot No. 18, in said block; thence in a Northerly direction with the east boundary of South Pine Street and the west boundary of Lot No. 18, 84 feet and 10 ½ inches to the point of beginning.

THIS IS IMPROVED PROPERTY KNOWN AS 215 PINE STREET SOUTH, HOHENWALD, TENNESSEE 38462 AND IS MORE PARTICULARLY DESCRIBED AS MAP 041D, GROUP D, PARCEL 015.00, IN THE TAX ASSESSOR’S OFFICE OF LEWIS COUNTY, TENNESSEE.

This being the same property as last conveyed to Kristina Marie Reinhardt by deed of Sandra A. Helms, dated August 24, 2021, of record in Record Book 237, Page 162, in the Register’s Office of Lewis County, Tennessee.

For further source of title, this also being the same property conveyed to William R. Helms and wife, Sandra A. Helms, as tenants by the entirety, by deed of US Bank, N.A. ND, dated November 20, 2008, of record in Record Book 109 at page 264, Register’s Office of Lewis County, Tennessee. The said William R. Helms died October 15, 2019, a resident of Lewis County, Tennessee, whereupon the said Sandra A. Helms became the sole owner as the surviving tenant by the entirety.

This conveyance is subject to all matters of public record.

This property is an improved tract identified as tax MAP 041D, GROUP D, PARCEL 015.00, in the office of the Assessor of Property of Lewis County, Tennessee. The street address of the above-described property is believed to be 215 PINE STREET SOUTH, HOHENWALD, TENNESSEE 38462; but such address is not part of the legal description of the property sold herein, and in the event of any discrepancy, the legal description herein shall control.

Pursuant to T.C.A. 35-5-104, other parties that may have an interest in the tract of land herein described are the following:

If the U.S. Department of Treasury/IRS, the State of Tennessee Department of Revenue, or the State of Tennessee Department of Labor or Workforce Development are listed as Interested Parties in the advertisement, then the Notice of this foreclosure is being given to them and the Sale will be subject to the applicable governmental entities’ right to redeem the property as required by 26 U.S.C. 7425 and T.C.A. §67-1-1433.

This property is being sold with the express reservation that the sale is subject to confirmation by the lender or trustee. If the sale is set aside for any reason, the Purchaser at the sale shall be entitled only to a return of the purchase price. The Purchaser shall have no further recourse against the Mortgagor, the Mortgagee or the Mortgagee’s attorney.

The sale will be made free from the equity of redemption, homestead, dower and all other rights and exemptions, which were expressly waived under said deed of trust.

Trustee will convey all his right, title and interest, but without warranties of title. The sale will be made subject to any and all encumbrances, including but not limited to unpaid taxes; and I will sell and convey as Trustee and not otherwise.

The sale held pursuant to this Notice may be rescinded at the Trustee’s option at any time. The right is reserved to adjourn the day of the sale to another day, time and place certain without further publication, upon announcement at the time and place for the sale set forth above.

Case number 2023-PR-48 in the matter of the estate of Patricia Marie Edgerton Charland, deceased.

Notice is hereby given that on the 10th day of October, 2023, Letters of Administration in respect of the estate of Patricia Marie Edgerton Charland, who died on 3/17/2023, were issued to the undersigned by the Chancery Court of Lewis County, Tennessee. All persons, resident and non-resident, having claims, matured or unmatured, against the estate are required to file the same with the clerk of the above-named court on or before the earlier of the dates prescribed in (1) or (2), otherwise their claims will be forever barred.

(1) (A) Four (4) months from the date of the first publication of this notice if the creditor received an actual copy of this Notice to Creditors at least sixty (60) days before the date that is four (4) months from the date of the first publication; or
