HOHENWALD ESTATES: Everything You Need to Know About Hohenwald's Newest Housing Community

February 29, 2024

Calls are continuously coming in regarding Hohenwald's newest housing community, "Hohenwald Estates." People want to know how many rooms there are, how to apply, how much will rent be, and when will they be finished? So, Mayor Keltner and the Lewis County Herald reached out to the management company for the answers to your questions. Collectively, this is the response to everything you've been wondering.

"Hohenwald Estates" is being developed by the Gateway Companies, which is headquartered in Alabama. This private company was founded in the 1980's with a mission to provide quality, affordable housing. They have a very successful track record of managing over 15,000 multi-family housing units in over 100 communities across the Southeastern United States.

Hohenwald Estates is located at 342 East Main Street, and sits on nearly 14 acres of land. The main entrance to the apartments will be off Highway 412 by Hardee's, while the back side will be used for emergency personnel only. The Gateway Companies are investing around $13 Million in this project which seeks to ease the burden in Lewis County.

While Hohenwald Estates is an affordable housing community, it is not Section 8 government apartments. Therefore, there will be no preferential consideration based on an applicant's age, race, gender, disability, military service, etc., and its tenants will be responsible for paying 100% of their rent. However, they are income-based, and will serve families earning at or below 60% of the median income in our area.

Hohenwald Estates will consist of 56 housing units, with one-year lease agreements. There will be 6 one-bed/on-bath units that cost around $550/month, 30 two bed/two bath units that cost around $650/month, and 20 three bed/two bath units that cost around $750/month.

Hohenwald Estates currently anticipates management to start a Prospective Resident Interest list near the end of March. Then in April, a Property Manager will be hired. Later in May, they will begin the Residential Rental Applications and Verification paperwork process. Finally, in late July, those who have been vetted and approved will get to start moving in.

Hohenwald Estates will be posting additional information on a "Now Leasing" sign that will be installed on the property in the near future. The Herald will continue to report on and print information as the project progresses along.
