Default having been made in the terms, conditions, and payments provided in a certain Deed of Trust dated June 9, 2020, executed by Glenn Baker, a single person, and Joseph D’Amico and Sharon A Cullip, husband and wife, to Bankers Title as Trustee, for the benefit of American Pacific Mortgage Corporation, Mortgage Electronic Registration Systems, Inc. as Nominee, of record in Record Book 270, Page 329, in the Register’s Office for Lewis County, Tennessee, conveying certain real property therein described, and Edward D. Russell of The SR Law Group, having been appointed as Substitute Trustee in Record Book 245, Page 581, in the Register’s Office for Lewis County, Tennessee;

WHEREAS, the said Deed of Trust was last assigned to U.S. BANK TRUST NATIONAL ASSOCIATION, AS TRUSTEE OF TIKI SERIES V TRUST, c/o SN Servicing Corporation as Servicer and attorney in fact, and said Deed of Trust having been declared due and payable and foreclosure proceedings having been requested to be instituted; as provided in said Deed of Trust, , will by virtue of the power and authority vested as Substitute Trustee, on Thursday, April 16, 2024, at 1:00 pm at the main entrance of the Lewis County Courthouse 29 West Main Street, Hohenwald, TN 38462, sell to the highest bidder for cash, free from the equity of redemption, homestead, and dower, and all other exemptions which are expressly waived, and subject to any unpaid taxes, if any, the following described property in Sullivan County, Tennessee, to wit:

ALSO CONVEYED HEREWITH IS a permanent non-exclusive ingress & egress easement, as set forth in Record Book 191, Page 337, in the Register’s Office of Lewis County, Tennessee.

Being the same property conveyed to Glenn Baker, a single person and Joseph D’Amico and Sharon A. Cullip, husband and wife, by deed from Shirley J. Davis, widow, dated June 9, 2020 of record in Book 216, Page 617, in the Register’s Office of Lewis County, Tennessee.

This property is subject to the terms and conditions of a Shared Roadway and Maintenance Agreement, of record in Record Book 191, Page 337, in the Register’s Office of Lewis County, Tennessee.

This property is subject to all matters as shown on plat of record in Plat Cabinet B, Slide 158 and Cabinet B, Slide 162, in the Register’s Office of Lewis County, Tennessee.
